Local Market
Understanding the Vaughan Housing Market
Vaughan’s identity has shifted considerably over the past decade. Woodbridge remains the city’s most established residential area, known for large detached homes, mature landscaping and a strong Italian-Canadian community presence along Highway 7 and Islington Avenue. Thornhill, which straddles the Vaughan-Markham boundary, offers a similar mix of detached and semi-detached homes with excellent access to Highway 407 and a long-standing reputation for its school system.
To the north, Kleinburg and Maple have become popular with families looking for newer construction and a quieter, semi-rural feel while staying inside Vaughan’s borders. Kleinburg in particular has attracted move-up buyers drawn to its village character and proximity to the McMichael Canadian Art Collection. Closer to Highway 400 and 407, Concord and the area around Vaughan Metropolitan Centre represent the other end of the spectrum: a growing cluster of condo and mixed-use towers built around the TTC subway extension, aimed at commuters who want a direct line into downtown Toronto without owning a car.
Buyers in Vaughan tend to split between move-up families chasing more space in Woodbridge or Kleinburg and younger professionals and investors drawn to the condo supply near VMC. Sellers benefit from strong, consistent demand for well-located detached homes. My buying a home guide and selling a home guide cover the process in detail, and if Vaughan is not quite the right fit, see all areas I service across the GTA.
